Not just one of the best locations in Atlanta: It's a great home too. High ceilings, crown moldings, and solid wood doors make the era of the building shine through.

Amenities

Appliances are generally “suburban home” not “rental” grade.

In the kitchen: Recent (2021) flat top kitchen stove, brand new 2-drawer stainless steel dishwasher (that is a “who needs to put away dishes” dishwasher for many people), double-door stainless steel fridge, externally-vented fume hood over stove, large storage pantry, and freshly redone shelf paper in all the kitchen cabinets.

Other amenities: Deluxe high powered, $-saving dehumidifier integrated into the A/C, deep bathtub, deluxe washer/dryer with app control and hardwood floors.

Many people split one of or both of the front room and large dining room into two “rooms” with furnishings due to their size.

Large front porch with room for patio table and chairs.

Most walls just repainted (and are plaster).

Utilities

Included in rent: lawn service, city garbage pickup and gutter cleaning.

Not included in rent: You pay for water. (flat* $80/month rebilled via us).

Other utilities provided for your calculations:

The unit is wired for Google Fiber gigabit ethernet ($70 per month to Google).

For energy, you pay the gas and power company directly.

(To estimate energy costs we have linked to all the appliances above, and provide the combined gas and electric service for duplex’s other unit which houses a family of 3 with no “long term” utility discounts, who cook at home a good deal, heavily use climate control 365/24/7 and do a good deal of laundry. That came out to $5016 for the “billing year” of August 2023-July 2024. Dividing by twelve, that’s a combined average monthly cost of $418 for both gas and electric for that unit. Due to the more efficient appliances in the 332 unit and lower solar exposure, this is likely more if not considerably more than you should expect to pay for energy even if you have similar usage patterns).

Large pantry, back storage launderette that’s not shared, dining room hutch, hall closet, and a walk-in closet.

You just don't find this kind of space in this part of town.

A 1350 sq. ft apartment with useful storage. That's room for all your stuff and your life.

Cut your commute in half and maybe just take your bike. Then come home and enjoy every minute of the evening here.

This is a non-smoking unit (as are the external areas of the property).

This unit is not for pets, not even small ones.
